What is the vision for the project?

This project represents a transformative opportunity to shape a vibrant, inclusive neighbourhood—one that seamlessly blends housing, community spaces, and local businesses into a thoughtfully designed, master-planned environment. How will the project plan connect with Polson Park / the downtown?

We are proposing the integration of the Okanagan Rail Trail and Multi-Use Path into our development, creating a dynamic and accessible corridor that connects northward to Polson Park and Vernon’s downtown, and southward to the natural beauty of Kalamalka Lake. This connection will enhance mobility, encourage active lifestyles, and provide residents and visitors with a seamless link to some of the region’s most cherished destinations.

What will happen to businesses that are on the property now?

Kal Tire’s retail store will be relocating to a newly developed site at the northwest corner of Highway 6 and Middleton Way/15th St. in 2026. Meanwhile, Kal Tire’s corporate office and BNA Brewing Co. will remain key anchors within our development, continuing to contribute to the vibrancy, identity, and economic vitality of the neighbourhood. Other existing tenants may also have place within the development if it suits their needs.

What approvals will be needed for this project? / What is the status of the development process/next steps?

The team is planning to submit a rezoning application in early 2026. Once that is approved by City Council, a Development Permit Application will be submitted to the City of Vernon for each phase of the project, followed by a Building Permit Application.
